Your October Southern Maine guide:

Your October Southern Maine guide:

Hello, October! 🍁

It’s officially “sweater in the morning, short sleeves by lunch” season. Between the foliage, fall festivals, and excuses to stop for something freshly baked, Southern Maine makes it pretty easy to fill a weekend.

This month, I’m sharing local happenings, a few practical home tips, and some inspiration for enjoying life here—whether you’re settling in, thinking about a move, or simply looking for your next Saturday adventure.

SOUTHERN MAINE REAL ESTATE UPDATE

Fewer sales doesn’t automatically mean lower prices.

Maine’s latest available report shows that 1,542 existing single-family homes sold in August, down 10.09% from August 2025. The statewide median sale price increased 4.31% to $424,550.

Closer to home, here’s how June–August 2026 compared with the same period last year:

County

Median sale price

Price change

Closed sales change

Cumberland

$621,500

+0.89%

+3.04%

York

$589,500

+7.18%

+0.39%

County figures reflect the three-month rolling quarter; statewide figures above cover August only. All figures are for existing single-family homes.

My takeaway? Buyers should explore what’s available in their specific price range, while sellers should give pricing and presentation plenty of attention. Your town, neighborhood, and property condition matter far more than a headline.

LOCAL NEWS: WHAT’S NEXT AT ROCK ROW

Westbrook has some big plans on the horizon!

Rock Row’s Phase III includes five new buildings, 279 residences, a 120-room Element by Westin hotel, and more than 130,000 square feet of retail and restaurant space. Announced restaurant plans include Cheese Louise and Asador Grill from the team behind The Lost Fire.

Construction is planned to begin in early 2027, with completion anticipated across 2027 and 2028. Something to look forward to—although we’ll have to wait a little longer for that grilled cheese! 🧀

LOCAL SPOTLIGHT: THE MARKET AT PINELAND FARMS

📍 15 Farm View Drive, New Gloucester

Looking for an easy addition to your fall drive? Put the Market at Pineland Farms on your list.

The café offers breakfast and lunch, while the market carries locally sourced produce, meats, cheeses, baked goods, and gifts. It’s open year-round, so this stop can stay on your list long after pumpkin season.

My suggested itinerary: lunch, a little browsing, and something delicious to bring home. Grocery shopping with better scenery? I’m in. 😉

FROM THE BLOG: STANDISH’S FALL MOMENT

“Standish Finally Has a Fall Season of Its Own”
Published October 1, 2026

The boats may be coming out of the water, but there’s still plenty to explore around Standish.

My newest blog post looks at the local restaurants, Randall Orchards, and the Mountain Division Trail—and how they give residents and visitors reasons to keep enjoying the area after summer wraps up.

If your ideal fall day includes a walk, something apple-related, and a good meal, this one belongs on your reading list. 🍎

YOUR OCTOBER HOME CHECKLIST

A few small jobs now can make the colder months easier:

  • 🍂 Clear leaves from gutters and downspouts, and check that water drains away from the foundation.
  • 🔥 Schedule heating-system service and clean or replace filters as directed.
  • 💨 Check weatherstripping around doors and windows for drafts.
  • 🚰 Disconnect and drain garden hoses; winterize outdoor faucets as appropriate for your system.
  • 🚨 Test smoke and carbon monoxide alarms.
  • 🪑 Store outdoor cushions and secure seasonal furniture before fall storms arrive.

Pick two jobs each weekend, and the list becomes much less intimidating!

SEASONAL TIP: PLANT NOW, ENJOY LATER

Don’t put the garden tools away quite yet!

UMaine Cooperative Extension recommends planting garlic and ornamental bulbs once the soil has cooled, typically in mid- to late October. Think spring flowers by the front walk—or homegrown garlic for next year’s kitchen adventures.

One chore you can usually postpone: major pruning of most trees and shrubs. UMaine generally recommends waiting until late winter or early spring. Permission to do one less yard chore? Happily accepted. 🙌

CLIENT SPOTLIGHT: BUYING AND SELLING TOGETHER

Buying your next home while selling your current one comes with plenty of moving pieces. Lisa M. shared this after we worked together on both:

“Veronica was absolutely wonderful in helping us purchase our new home and sell our existing one.”

In her review, Lisa also highlighted responsiveness, negotiation skills, and patience throughout a transaction where timing mattered. That’s the kind of support I want every client to feel. 💛
